A first visit to the sales office can reveal all the information you need to make a purchase decision. If you have decided to purchase an apartment at Nord One, we will set up a meeting at the notary together to sign the promise of sale and purchase. On the day of signing, our colleagues from the financial-accounting department will issue you an advance invoice with a payment term of 7 days. Later, during the period between signing the PVC and handing over the apartment, you can always request invoices to pay the difference. Upon handing over the apartment, after reception, the final sales contract is signed.
If you are a citizen of the European Union, you must present your passport and Fiscal Identification Number from ANAF when signing the promise of sale.
Non-EU citizens cannot purchase land on the territory of Romania, therefore, to be able to buy an apartment, it is necessary to purchase it in co-ownership (it can be 1%) with an EU citizen. Non-EU citizens who have established a SRL in Romania can buy through the respective company.
To sign the promise of sale, the following documents are required: identity card, marriage/divorce certificate (if applicable)
The minimum advance required to purchase an apartment is 15% of the value of the apartment including VAT. It is paid within 7 days of issuing the advance invoice, following the signing of the promise of sale and purchase at the notary.
Discounts are offered depending on the amount of advance paid for an apartment.
All payments are made through the bank, in lei, at the exchange rate of the day related to the issuance of the invoice. The payment of the advance is made within 7 days from the date of issuing the invoice. Along the way, you can request invoices for the amounts you want to cover until the apartment is handed over. The last installment must be paid 24 hours before the signing of the final sale purchase contract at the notary.
The final contract of sale and purchase will be signed after the handover of the apartment and the full payment of the value of the apartment.
Buying an apartment at Nord One does not oblige you to buy a parking space. This can also be purchased separately, later, within the limits of available units.
At the time of delivery, the apartment will have the following finishes: tiles, tiling, parquet, interior doors, PVC carpentry, centralized underfloor heating system, air conditioner, smart system and video intercom.
The concrete structure has a lifetime warranty, the warranty for hidden defects is 10 years, for finishes 3 years, and for the equipment of the apartment, the manufacturer’s warranty is transferred to the end customer.
External changes to the balcony or facade are not permitted, in order to preserve the architectural style and appearance of the building.
When handing over the apartment, the minutes of handover and reception are drawn up, the apartment is presented to the client together and an instruction is given on how to use the facilities.
Moving into the apartment purchased at Nord One can be done immediately after receiving the apartment and signing the final sales contract.
If there are observations regarding the finishes of the apartment and they are the fault of the developer, a date is mutually agreed upon by which the observations will be rectified, at no additional cost.
The transfer of utilities is made after the handover of the apartment and the signing of the final contract, after acquiring the quality of owner. This is the responsibility of the developer.
